Stunning Master bedroom, solid 6ft super king size oak sleigh bed facing spectacular large picture window with views over Loch Indaal to the Rhinns , exposed beams, special lighting, comfy double sofa pull out bed, en-suite. Windows on 3 sides, satellite TV.

Bedroom 2 is light and airy and has a King size 5ft oak bed and 2 singles. View over Loch Indaal & Port Ellen Bay.
Bedroom 3 has large twin beds with view facing over Sheep fank & the hills. All rooms are light & spacious with sunny bright modern bedding . Beautiful exposed natural wooden beams . Radio alarm clock in each room , Exceptionaly comfy mattresses .Teak wooden flooring with Bright colourful rugs throughout Childs Travel cot with bedding available.

The light & airy en-suite bathroom has a large corner bath with high pressure flow shower, exposed beams adding character & panoramic views over the hills.
Bathroom 2 with large bath & high pressure flow shower. Similar in style to Ensuite bathroom.
Both bathrooms have WC, tasteful hand basin cabinets, electric towel rail , Electric shaving socket , large mirror , underfloor heating, views over hills. Baby bath can be provided .Array of towels , bubble bath , soap & Shower gel /shampoo provided.


 


Downstairs:
Large, spacious, open plan solid oak kitchen, LED down lights. Separate fridge, freezer, dual washing/drying machine, dishwasher, microwave, coffee machine, electric Hob & oven. Beautiful views around with plenty of work space to cook for large groups .
Herb barrels available outside beside porch. Settings available for up to 8 people

Spacious light airy cloakroom with WC & sink unit, mirror cabinet & large wooden utility cupboard storing ironing board, brushes, hoover, cleaning materials, area to hang coats & boots. Wheel chair access.Further storage space available in cupboard under stairs.

The Living room is a spacious open plan area stretching from the cosy 'snug' area with soft curved sofas around our unique stone fireplace with wood burning stove to the beautiful Oak Kitchen dinning area which flows into a delightful sun room. Fantastic views from large picture double glazed windows . The Fireplace has been designed two beautiful natural rock seats set either side of the large wood burning stove . Perfect spot to enjoy a smokey Islay malt or glass of wine or two. Please use Fire Guard if children are staying .
Large TV /DVD player , Wi /Fi access , I Pod docking centre/radio CD player. Positioned in the centre is a large solid traditional farmhouse oak table with oak bench & chairs. Childrens high chair available.
Atmospheric lighting for different occasions. Teak wooden flooring through out with bright rugs. Books , games & Islay guides & maps available .

Large beautiful sun room with comfy whicker rocking chairs, tropical plants, Views all around overlooking most of the Croft & beyond to Loch Indall. Fields infront with sheep grazing, lambing in the spring. Patio doors open to large safe decking area into small enclosed private garden. Clam shells available on patio for smokers .Unique feature is giant natural rock seat to watch the world go by & see the amazing sun sets . Wooden table & chairs available ,sun powered discreet lighting , BBQ available but we always recommend you go to one of the many sandy beaches for a fabulous BBQ party with friends or family . At the back of the House is a gravelled car parking area right infront of the house porch entrance for up to 3 cars .
There is an outside clothes drying area .
There may be Farm activity periodically (approx 5 times a year) at the back where our Sheep fank is situated for carrying out sheep work , i.e. dosing , shearing , etc.

Facilities available:
The house will be spotless, beds made and towels ready for you on your arrival. Spare pillows & duvets available. Entire property has Underfloor heating controlled by thermostats in each room generated by Ground sourced heat pump from deep loops in the field in front .
Chopped logs stacked by Wood-burning stove on arrival .For more wood sacks available at cost price .
Complimentary Welcome pack provided including tea, sugar , milk , coffee, hot chocolate , bread , biscuits & other basic groceries plus a welcoming Islay dram.
